LM Construction Company Breaks Ground At Port 15

Cedar City officials, representatives of LM Construction Company and community members gathered at the Port 15 industrial park, Oct. 9, to break ground for the construction of flexible space units by LM Construction.

LM Construction is headquartered in Las Vegas and specializes in construction to suit many types of businesses that require both warehouse and office space.

Larry Monkarsh, owner of LM Construction, said from his experience of having come through Cedar City for many years and having employees who were born and raised here, it became evident there was a need here that was not being fulfilled. He said his company determined to come to this community and provide “flex” space so that businesses could do anything they want. He said if a business needs 2,000 square feet of office and 10,000 square feet of warehouse space, LM Construction could do that, along with many other combinations.

Monkarsh said his company would be building an initial total of about 73,000 square feet of office and warehouse space at the Port 15 location. The development would be known as Port Cedar.

“We came here with an idea and a determination,” Monkarsh said.

He said LM Construction would be providing entrance to a port that appears to be setting a trend in the west. He said the LM Construction property would not be rail-served. It would provide business space for small and large businesses, including electricians, drywall, paint and home improvement centers.

Monkarsh introduced Cedar City Mayor Gerald Sherratt as the next speaker.
“He has been a tremendous light and beacon to this community,” Monkarsh said.
Sherratt said people in Cedar City have had to change their attitudes about what is possible in the city.

“When we grew up there we always had in mind that it was a little town and we didn’t have that much going for us, and suddenly realized we’ve got everything going for us,” Sherratt said.

He said Cedar City is an extraordinary place with extraordinary resources. He said city council members have been wise enough to invest in a fiber optic line in from Newcastle allowing anyone in Cedar City to do things that can be done anywhere else in the world.

Sherratt said the number of companies looking at Cedar City is amazing. He said the city needs a diverse group of companies, from small to large, and he never wants the city to be in the position it was before when the city’s economy collapsed at the closing of the iron mines.

“These are exciting times,” Sherratt said.

He said he expected there would be many more ground breaking ceremonies as the Port 15 project moves along and “establishes itself as one of the premier sites of its kind in the American west.”

Monkarsh said when LM Construction first approached Cedar City, Economic Development Director Bryan Dangerfield helped the company in determining what they should be doing. He said Dangerfield gave them good advice and guidance and a positive way to proceed with their project.

Monkarsh then introduced Brent Drew, vice president of business development for Quantum Development.

“If it wasn’t for Brent and his vision, we all would not be standing here today on this beautiful fall day,” Monkarsh said.

Drew said when the Port 15 project began, those who were working on it knew they wanted it to be different. He said they also knew there were some amazing things in the area that made the project important such as having the railroad there as well as the fiber optic network and the utilities.

“This is a project of partnership,” Drew said.

He said the city and the state of Utah are major partners in the Port 15 project. He said the development has restrictive covenants that reflect the quality of Cedar City. He also said when the city does other projects in the Port 15 area, they would need people who could come in and do that same kind of quality.

Drew said LM Construction is a partner on the Port 15 project, and it would provide things that are needed in the area and a quality that people have wanted in Cedar City.
“LM is providing a quality product that is really going to attract nice businesses here. It will be an important part of Port 15, and we’re glad to have them,” Drew said.

Jeremy Dickamore, an industrial specialist in marketing for LM Construction’s marketing group, Commerce CRG, said the land for the flex space units is being leveled out, and construction should begin before the end of the year.
