Father and Son Join Forces on 40-Acre Speedway Corridor Development

LAS VEGAS, NV – Larry Monkarsh, owner of Las Vegas-based LM Construction Co. and Gene Monkarsh, co-owner of EJM Development Co. have teamed up to develop 40 acres in North Las Vegas. The project, bordered by Centennial Parkway, Mt. Hood, Azure and Shatz, is being developed by the father and son team through their newly established entity, Centennial West LLC.

“The dwindling supply of available land and volatile industrial construction costs are limiting new construction,” said Larry Monkarsh. “Business-wise we’re able to keep costs down by being the land owner, developer and contractor. And from a community perspective, it is always exciting to be able to take a blank piece of land and develop it into an a viable economic hub, creating employment and business opportunities.”

Two distribution buildings are being developed by Centennial West LLC on the 10 acres bordered by Centennial and Mt. Hood.  According to Larry Monkarsh, the two buildings will offer a combined total of more than 158,000 square feet of space and are scheduled to be completed by fall 2008.  The 10 acres at the corner of Centennial Parkway and Azure have been purchased by Southwest Gas.  Plans are being developed for the remaining 20 acres.

 “Northeast Las Vegas is rapidly expanding,” said Gene Monkarsh. “This area of I-15 along the Speedway Corridor is an important transportation artery for the cities of Las Vegas and North Las Vegas as well as the unincorporated areas of Clark County.  With the close proximity to I-15 and the 215 Beltway, our Centennial West development will provide businesses convenient access not only to other areas of the valley but also to Utah and Southern California.”

Additional improvements by Centennial West LLC at the development include full half-street improvements/off-site improvements to all four streets, Centennial Parkway, Mt. Hood, Azure and Shatz.
