LM CONSTRUCTION PERFORMS TENANT IMPROVEMENT WORK ON FULLY LEASED COMMERCIAL SHELL
Suites Leased to Smalley & Company and HartLuck LLC
LAS VEGAS, NV – LM Construction Company is completing tenant improvement work on 5295 Procyon St., a 24,000 square foot office/warehouse project located at the corner of West Hacienda Avenue and Procyon Street approximately two blocks west of Interstate 15. The multi-suite project is being built for San Francisco-based developer J3 Hacienda LLC.
Smalley & Company, a long time industrial product provider in the West Coast, comprises suites A and B; a 2,094 square foot office space and a 9,872 square foot warehouse. Total cost for the tenant improvements are approximately $215,551.
Remaining suites C and D belong to HartLuck LLC. owned by famed motocross competitor and co-owner of the televised tattoo parlor Hart and Huntington, Carey Hart. Suites include a 2,645 square foot office space and an 8,903 square foot warehouse. Total cost for the tenant improvements are approximately $266,178.
Commerce CRG’s Gina Moore represented the lessor, J3 Hacienda LLC in the $746,780 five-year lease of 12,374 square-feet of office/warehouse space to Smalley & Company as well as in the $353,846 three-year lease of 11,880 square-feet of office/warehouse space to HartLuck LLC.
LM Construction previously completed design-build shell construction work on the Procyon project bringing comprehensive project costs to an estimated $1.85 million. Procyon is repeat business between LM Construction Company and J3 Hacienda LLC.
