Port 15 Project Begins

Thanks to LM Construction Co., the folks behind Port 15 have taken another step toward the ultimate vision as one of the largest industrial parks in Utah.

With shovels in hand, the Las Vegas based building contractor, along with city officials, broke ground Tuesday on what will become nearly 8,000 square feet of light industrial space to be available for lease.

“We’re very pleased with LM,” Cedar City Mayor Gerald R. Sheratt said to those in attendance during a brief gathering Tuesday. “These are exciting times.”

Larry Monkarsh, the owner of LM Construction, said the product his company will offer is known as flex space. That means the three buildings at Port 15 will be used for a combination of light industrial facilities, a few offices and perhaps some retail outlets.

“The name of the game here at Port Cedar is anything goes,” he said, describing the potential versatility of the buildings.

Monkarsh is confident his flex space will be ideal for smaller to medium-sized companies looking to set up shop in a corporate atmosphere.

For businesses that want room for storage, the plans call for no less than 20 feet of space between the floor and the ceiling, he added. All together, there is room to serve about 32 different tenants.

“If somebody wanted to bring their office out here that has a warehouse component, this would be the best place for them to go. Other than heavy office use, we can pretty much handle anything.”

Monkarsh anticipates the buildings will be complete by August 2008.

Aside from promising versatility, Sheratt said the other important factor involved is diversity. By providing space for all types of business, he said Cedar City will ultimately benefit from LM’s product through increased economic opportunities.

After all, he said, when a community depends on one industry for most of its livelihood, the bottom will almost certainly fall out.

Ironically, that’s what happened to Cedar City when the iron mines went under some thirty years ago.

But, with a healthy variety of economic contributors, Sheratt is positive Cedar City will thrive well into the future.

“There’s nothing that can be done that cannot be done here in Cedar City,” he said. “Port 15 is gonna set the standard, not just for Utah, but for the west.”

Bryan Dangerfield, Cedar City/Iron County economic director, agreed with the mayor.

“Everybody can be a player out at Port 15,” he said.

Port 15, an approximately 800-acre industrial park west of Cedar City off Highway 56, promises about 4,000 new jobs over the next 10 years.

Although still growing, the park’s current tenants include Cerro Flow Products, Inc., Charlotte Pipe and Foundry Co., and of course, LM Construction.

Charlotte Pie, Dangerfield added, is currently hiring with wages starting at approximately $15 to $16 per hour.
